End-to-end development and project management. From land to keys.
Developing connectionsstrategiesbuildings
Aventa takes a development from the first survey peg to the last key. We secure the land, carry the consents, shape the design, run the build and deliver the result you set out for. One team, one line of accountability, and everyone in between managed by us.
Track record of the founders: earthquake repairs and as is, where is homes in Christchurch from 2012, then co-founders and directors of a Christchurch development company from 2019 to 2026.
The founders cut their teeth in Christchurch's post-earthquake "as is, where is" market: buying damaged homes, repairing them properly and reselling them. More than 250 homes in five years, each one a lesson in cost, speed, sound structure and keeping a lot of people moving at once.
Only then did they start developing new homes from bare land. That order matters. Aventa knows what a building costs to fix because it has fixed hundreds of them.
Most projects fail in the handovers: between the deal and the consent, the consultant and the contractor, the build and the buyer. Aventa owns the whole line, so there are no handovers.
Site selection, feasibility, direct purchases, exchanges and off-market land. We know what a site will yield before we commit to it.
Subdivision, resource and building consents, run with council and consultants on a programme, not in a queue.
Architecture and specification shaped by what sells and what lasts: permanent materials, efficient forms, homes buyers want.
Procurement, contractors, programme, cost and quality. Weekly written reporting. Decisions made with you, not around you.
Titles, code compliance, sales and settlement. We are measured on what is handed over, and when.
The right thing in the right order. Land before design, consent before contract, cash before commitment.
Dates that mean something, with the path to each one written down and reported on every week.
The job is finished when the keys are handed over and the numbers hold. Not before.
Surveyors, planners, architects, engineers, council, contractors, agents and lawyers. One conversation, managed by us.
Land, consents, construction and sales under one roof. A builder's eye on the detail and a developer's eye on the value.
More than a hundred homes delivered in Canterbury, and the lessons from every one of them.
The conventional model builds what the zone allows and then looks for a buyer. Aventa works the other way. Every venture begins at the exit: who the end purchaser or tenant is, what they will pay, when they will settle, and the return the capital needs to earn.
From that fixed point we reverse-engineer the development: the product and specification that achieve the exit, the consent path that gets it approved, the programme and cost plan that deliver it on time, and only then the site that fits. The plan is set out in writing, with its risks and contingencies, before capital is committed.
Purchaser profile, price point, settlement timing and target return. The brief everything else answers to.
Typology, mix, specification and materials chosen to achieve that exit, not to fill the envelope.
The planning and building consent route that delivers the product with the least risk and delay.
Sequenced to the settlement date, priced to the return, with contingencies written in.
The land that fits the plan. Secured on terms the numbers support, never the other way round.
Residential and mixed-use ventures across the South Island of New Zealand, at any scale, where the owner wants the result without running the project. A few clients at a time, with one point of contact and a written update every week.
Christchurch and its districts: the market we learned on, nineteen locations and counting.
Queenstown and Wānaka. We know the Queenstown Lakes consenting pathways, having carried the front end of multiple projects there over the past few years.

Six executive townhouses, EV-ready, underfloor heating, Healthy Homes.

Seven townhouses, bought as one block by a single purchaser.
